Do you need a surveyor, an analyst, or a contractor? If you’re not sure, you’re not alone — the three roles get used interchangeably in everyday conversation, but they’re legally and practically distinct. A surveyor identifies and samples suspect material. An analyst confirms it under a microscope. A contractor removes it. Confusing the three — or hiring for one when you need two — is one of the most common reasons asbestos projects stall.
These roles can sit within one company or across three separate ones. Either way, they’re not interchangeable — a surveyor identifying asbestos isn’t the same competency as an analyst confirming it under a microscope, and neither is qualified to then remove it.
The acronyms get thrown around fairly loosely, so it’s worth being precise about what each one actually certifies:
That last distinction trips people up. A surveyor can hold every personal qualification going, but if their samples aren’t going to a UKAS-accredited lab, the result carries far less weight.
| Role | Typical Accreditation | What They Do | What They Don’t Do |
| Surveyor | BOHS P402 | Site survey, sampling, risk assessment, survey report | Lab analysis, physical removal |
| Analyst | UKAS-accredited laboratory | Sample analysis, air monitoring, clearance certificates | Site survey, removal work |
| Contractor | UKATA-trained; HSE licence for licensable work | Removal, encapsulation, waste disposal | Independent survey or sample analysis |
A vague brief gets a vague result. Be specific:
A proper survey report should include a material register (location, material type, extent and condition of each ACM), a risk assessment score for each entry, clear recommendations, sample analysis certificates from the lab, and floor plans marking where everything was found.
The most common misreading is treating “presumed” and “confirmed” as the same thing — a presumed ACM hasn’t been sampled and tested, it’s been assumed present based on age and material type, which is a perfectly valid approach but a different level of certainty. It’s also easy to fixate on whether asbestos is “present or not” and skip past the risk score, which is usually the more useful number for deciding what to do next.
Our surveys are carried out by P402-accredited surveyors, with every sample sent to a UKAS-approved laboratory for analysis. Where removal is needed, our own UKATA-trained team carries out the work under a licensed, documented process — so you get survey, analysis and removal coordinated end to end, with each stage still properly and independently recorded rather than one person marking their own homework.
